The biggest reductions affect summer house owners and certain municipalities like Ringkøbing-Skjern. Tax experts question why projections remain unstable despite billions spent on a new valuation system.

Thousands of Danish homeowners are receiving smaller property tax refunds than originally estimated. The Danish tax ministry now projects refunds of 9.8 billion kroner, down from the 14 billion kroner initially anticipated.

This represents a reduction of 3.9 billion kroner from January 2023 estimates. Tax Minister Ane Halsboe-Jørgensen confirmed the revised figures in response to parliamentary questions.

She emphasized these are estimates based on available valuation data. The final refund amounts will only be determined when the property assessment scheme concludes.

Homeowners in Ringkøbing-Skjern municipality face the largest reduction. Their estimated refund dropped from 965 million kroner to just 340 million kroner. This 600 million kroner decrease reflects higher property valuations than initially assessed.

Some municipalities saw increases. Albertslund homeowners now expect 130 million kroner instead of the original 5 million kroner estimate.

Summer house owners face particular disappointment. Their refund estimate stands at 1.3 billion kroner, dramatically lower than the 5.2 billion kroner projected in 2023.

Tax expert Henning Boye Hansen expressed concern about the fluctuating estimates. He noted the government spent five billion kroner on the new valuation system, yet projections remain unreliable.

The constant revisions make it impossible for homeowners to know exactly what they'll receive. For most property types besides summer houses, the tax authority's estimates have proven relatively accurate.

The refund delays stem from a repeatedly postponed property valuation system. Homeowners have waited over a decade for resolution of overpaid taxes from 2011-2020.
